How to read these numbers
The prices shown are estimated and intended as a general pricing guide. Some services are listed as 'Starting At' because every project is different. Final pricing depends on the size of the project, accessibility, materials, and existing conditions. All estimates assume a standard repair or replacement with no hidden damage or unforeseen issues. If additional work is required, we will discuss it with you and obtain approval before proceeding.
What people ask about pricing
Is there a minimum?
Yes, and it depends on who you are. A residential visit bills a project minimum of $200 in labor, so a single small repair is billed at that minimum. Property management work orders start at $150 each and HOA or commercial work orders at $200 each, plus materials in both cases.
Do the prices include materials?
The first column is labor only. Where our list carries a second column, that figure is a starting point with standard materials included — store run, sales tax and handling. Where there is no second figure, materials are quoted separately because their cost swings too much to promise a number.
Do you charge for the estimate?
An estimate from photos is free. If the job genuinely has to be seen in person, the on-site estimate is $150 — and it is credited toward the project if the work is approved. You hear that before we drive out, not after.
Do you charge by the hour?
No. We price by the job, so what you approve in writing is what you pay unless the scope changes — and if it changes, we stop and ask before continuing.
Why does everything say "starting at"?
Because access, size and what is behind the wall change the work. The number here is the floor for a standard repair with no hidden damage; the written estimate you approve carries the real figure for your job.
