What a turnover covers
Walls and ceilings
Anchor holes, scuffs, doorknob damage and the cracks that show up between tenants. Patched and textured to match, not just filled.
Paint touch-up
Blended into the existing color where it works, and full walls where a touch-up would read as a patch. We tell you which one the unit needs.
Fixtures and outlets
Dead light fixtures, ceiling fans, switches, GFCI outlets, and smoke and CO detectors — the ones that fail an inspection, replaced before it happens.
Doors, locks and hardware
Doors that stick or won't latch, lock changes between tenants, cabinet hinges and pulls, blinds that the last tenant broke.
Light plumbing
Running toilets, dripping faucets, worn angle stops, tired caulking around tubs and showers. The small things that generate a maintenance request in week one.
Documented close-out
Before-and-after photos of the whole unit, so the deposit conversation and the owner's file are both already answered.
What it costs
Turnovers are priced as packages, not as a stack of work orders. These are the starting rates from our price list — the final number depends on the size of the unit and its condition, and it's confirmed in writing before we start.

Can it be done in one visit?
That's what the package is built around, and it's why one multi-trade crew matters more than the hourly rate. Whether it actually fits in one visit depends on the unit — paint and texture need drying time between passes. You get the realistic timeline with the written estimate.
Do you document the unit before and after?
Yes, on every turnover. Photos of the whole unit before we start and after we finish, which is what you want on file when a deposit gets disputed or an owner asks what the money went to.
Do you do individual work orders too?
