A flat starting rate per work order plus materials, not a residential minimum applied to your portfolio. You know the floor before you assign anything.
Photo documentation
Before and after on every order, so the file you hand your owner already answers the question they're about to ask.
Tenant coordination
We contact the tenant, schedule the access window and confirm it in English or Spanish. You stop being the middleman on scheduling.
Multi-trade in one visit
Drywall, paint, fixtures, light plumbing, doors and assembly from one crew. Three items on one order is one trip, not three vendors.
Recurring accounts
For HOA and commercial accounts with steady volume we also quote hourly, with a two-hour minimum — the only place we price by the hour.
Turnovers and rent-ready

What it costs
Property management, HOA and commercial work is priced per work order — not under the $200 residential minimum. These are the starting rates from our price list; the packages below cover whole units.

The prices shown are estimated and intended as a general pricing guide. Some services are listed as 'Starting At' because every project is different. Final pricing depends on the size of the project, accessibility, materials, and existing conditions. All estimates assume a standard repair or replacement with no hidden damage or unforeseen issues. If additional work is required, we will discuss it with you and obtain approval before proceeding.

However you already work — email, your portal, or the form here. We take the order in the format you use rather than asking you to change process for one vendor.
We schedule the tenant
We reach out, agree an access window and confirm it. If the tenant doesn't respond or isn't there, you hear it from us the same day, not a week later.
Closed with documentation
Work done, before-and-after photos, notes on anything we found that wasn't on the order, and an invoice. Anything outside the original scope gets your approval first.

Questions managers actually ask
What does a work order cost?
Property management, HOA and commercial work orders start at $150 each plus materials. That's a different structure from residential, which carries a $200 labor minimum per visit — your orders aren't priced under it. The starting rate is a floor; the final number depends on scope and is confirmed before the work is done.
Do you bill hourly?
Only for recurring HOA and commercial accounts, at a starting rate of $200 per hour with a two-hour minimum. Everything else is priced per work order or per package, because a fixed number is easier for you to pass to an owner than an hourly total they'll want explained.
Do you coordinate access with tenants?
Yes, and it's the part that saves managers the most time. We contact the tenant, agree the window and confirm it in English or Spanish. If they don't respond or aren't there when we arrive, you hear about it from us the same day.
What documentation comes back with a closed order?
Before-and-after photos, a note on what was done, and anything we found that wasn't on the original order — flagged for your approval rather than done and billed. The goal is that the file answers the owner's question before they ask it.
Can you handle several units in one day?
Yes. For volume days we also have a full-day rate starting at $850, up to $1,300 when a job needs two handymen on site. For whole units between tenants, the turnover and rent-ready packages are usually the better structure.
